Park Rules

Registration and Payments

  • Guests must be 21 or older to rent an RV site.
  • RVs older than 10 years require prior approval from management with photos of all four sides.
  • Only one RV and one camping unit are allowed per site.
  • Tents are not permitted.
  • Monthly renters must complete a Resident Data Form at check-in and are metered for electricity at $0.10/kWh.
  • Late payments will incur a $50 initial fee, with an additional $5 per day for up to 10 days.
  • Non-payment may result in towing at the guest’s expense.

Quiet Hours and General Conduct

  • Quiet hours are from 10:00 PM to 8:00 AM.
  • Onerous, noxious, or offensive activity, excessive noise, abusive language, or interference with other tenants is prohibited. Violations may result in eviction.
  • Smoking is only permitted at your designated site; public areas and buildings are smoke-free.
  • Alcohol consumption is restricted to the perimeter of your site.
  • Bicycle riding is only allowed during daylight hours.
  • Guests may arrive on motorcycles but should limit in-park use to entering and exiting.

Parking and Vehicle Policies

  • Parking is allowed only in designated areas.
  • Parking on grass, roads, or unoccupied sites is strictly prohibited.
  • Only one vehicle is permitted per site.
  • Additional vehicles, boats, and trailers must be stored off-premises unless approved by management.
  • All vehicles must be operational.
  • Repairs must be conducted off-premises unless pre-approved by management.

Site Appearance and Maintenance

  • Outdoor areas must be neat and orderly.
  • Mats and satellite dishes should stay within the pad area.
  • Holiday decorations are allowed but must be removed within one week after the holiday.
  • A/C window units, mini-splits, swimming pools, trampolines, and skirting are not allowed.
  • Clotheslines, ropes, and wires are prohibited.

Pets

  • Non-aggressive dogs are welcome; prohibited breeds include Pit Bull, Doberman, Rottweiler, Chow Chow, and Wolf-dog hybrids.
  • Pets must be kept on a leash no longer than 6 feet and may not be left unattended outside.
  • Owners must clean up after their pets immediately. Failure to comply may result in fines.
  • A maximum of two pets is allowed per site, with a fee of $2 per pet, per night.

Grilling and Fire Safety

  • Campfires and wood-burning are prohibited at individual sites due to drought conditions.
  • Propane fire pits are allowed on individual sites, and wood fires are only permitted in designated common fire pits.
  • Grilling is restricted to your pad or the complimentary grills in the common area.
  • Ashes must be properly disposed of and never dumped on the ground.

Trash and Cleanliness

  • Trash must be bagged and secured before being placed in the dumpster.
  • If the dumpster is full, hold the trash until it is emptied.
  • Sites must be kept clean and free of trash to maintain a welcoming park environment.
  • Fines apply for site violations:
  • 1st violation: $15
  • 2nd violation: $25
  • 3rd violation: $50
  • Repeated violations may result in eviction.

Safety Rules

  • The speed limit is 10 MPH throughout the park.
  • Firearms, fireworks, paintballs, air guns, BB guns, slingshots, and weapons of any kind are prohibited.
  • Please watch for pedestrians and maintain safe driving practices at all times.

Cancellation Policy

  • Overnight and Weekly Visitors:
  • Cancellations made 2+ weeks prior: Full refund minus $25 fee.
  • Cancellations made 1 week prior: 50% of the reservation is forfeited.
  • Cancellations made less than 1 week prior: Full reservation is forfeited.
  • Monthly/Extended Stay Guests: A 15-day move-out notice is required. Cancellation fees apply as follows:
  • Less than 1 week: 100% of the deposit forfeited.
  • 8–14 days: 75% of the deposit forfeited.
  • 15+ days: 50% of the deposit refunded.

Enforcement Policy

  • Management reserves the right to enforce all rules.
  • Courtesy notices will be issued for minor infractions, but continued non-compliance may result in fines or eviction.
