Park Rules
A Few Simple Rules for a Great Stay
We want every guest to feel safe, welcome, and comfortable. These rules help us maintain the high standards reflected in our 4.9-star Google rating and 29 five-star reviews. Thank you for doing your part.
Registration and Payments
Guests must be 21 or older to rent an RV site.
RVs 12 years or older require prior approval from management with photos of all four sides.
Non-payment may result in towing at the guest’s expense.
Only one camping unit is allowed per site. Tents are not permitted.
All vehicles, including RVs, must have current registration, inspection, insurance, and license plates. All required documents must be present upon check-in.
Do not have personal mail sent to the Clear Creek RV Park address. The park cannot accept mail deliveries for guests.
For monthly/extended-stay rentals, all required forms must be completed for all residents and kept on file with park management at the time of arrival.
Extended-stay RV sites are metered for electricity and charged at $0.15/kWh.
Electricity usage is due at the same time as monthly rent.
A $50 NSF fee will be charged for returned checks or declined credit cards due to insufficient funds/available balance or any other reason. Funds must be available by 8:30 AM on the due date.
Quiet Hours and General Conduct
Quiet hours are from 10:00 PM to 8:00 AM.
Onerous, noxious, or offensive activity, excessive noise, abusive language, or interference with other tenants is prohibited. Violations may result in eviction.
Smoking is only permitted at your designated site; public areas and buildings are smoke-free.
Alcohol consumption is restricted to the perimeter of your site.
Bicycle riding is only allowed during daylight hours.
Guests may arrive on motorcycles but should limit in-park use to entering and exiting.
Driving and texting is prohibited within the RV Park.
Please respect your neighbors by keeping conversations, radio, television, and musical instrument volume to a minimum.
The running of gas-powered generators is not permitted.
Please do not sit and idle your vehicle or rev engines.
Obnoxious behavior or intoxication will not be tolerated and may result in being asked to leave without a refund.
Parking and Vehicle Policies
Parking is allowed only in designated areas.
Parking on grass, roads, or unoccupied sites is strictly prohibited.
Additional vehicles, boats, and trailers must be stored off-premises unless approved by management.
There is a maximum of two vehicles per site, in addition to the RV.
Parking in vacant RV sites or vacant parking spaces is not permitted. Such parking may result in the daily rate being charged and/or the vehicle being towed at the owner's expense.
All vehicles must be in operational condition.
Mechanical repairs to vehicles or RVs must be performed off the RV park premises unless prior arrangements have been made with management.
Semi-trucks, flatbed/other trailers, ATVs, and boats must be stored off the premises unless prior arrangements have been made with management.
Do not wash RVs or vehicles.
Site Appearance and Maintenance
Outdoor areas must be neat and orderly.
Mats and satellite dishes should stay within the pad area.
Holiday decorations are allowed but must be removed within one week after the holiday.
A/C window units, mini-splits, swimming pools, trampolines, and skirting are not allowed.
Clotheslines, ropes, and wires are prohibited.
Management reserves the right to refuse service to any RV based on its appearance and/or condition.
Pop-up trailers, pickup campers, horse trailers, and tents are not allowed.
Proper leveling blocks must be used to level the RV.
Steps must be the appropriate size for the RV and may not be handmade. No porches are allowed.
Pressure regulators are recommended for the waste connection to prevent sewer gases from escaping. Tanks must be kept closed. Hard-lined sewers are not permitted.
No more than 2 storage containers are allowed on a site. They must be stored under the RV and maintained neatly.
All cords, cables, and hoses must be bundled. Only heavy-duty outdoor extension cords are permitted.
Ladders must be attached to the RV.
Do not flush paper towels, diapers, baby wipes, feminine products, condoms, needles, food, grease, or anything other than RV-safe toilet paper. This applies to public restrooms as well.
Pets
Non-aggressive dogs are welcome; prohibited breeds include Pit Bull, Doberman, Rottweiler, Chow Chow, and Wolf-dog hybrids.
Owners must clean up after their pets immediately. Failure to comply may result in fines.
Pets are allowed at RV sites but are not permitted inside any building.
A maximum of two pets is allowed per site.
When outside, pets must be kept on a leash in the owner's hand, under control, and never left unattended.
Pets may not be tied up outside the RV.
Pet storage pens are not permitted on RV sites.
Please use the dog park rather than open areas of the RV park.
If a pet is hostile, disruptive, or frequently barking, the guest may be asked to leave.
Grilling and Fire Safety
Campfires and wood-burning are prohibited at individual sites due to drought conditions.
Grilling is permitted only on the guest's pad. Guests may use their own charcoal or propane grill or the complimentary grill located at the fire pit.
Trash and Cleanliness
Trash must be bagged and secured before being placed in the dumpster.
If the dumpster is full, hold the trash until it is emptied.
Sites must be kept clean and free of trash to maintain a welcoming park environment.
Do not put mattresses, furniture, appliances, flammable materials, or construction materials in the dumpster.
Do not place trash next to the dumpster.
Do not put trash in the bathrooms or laundry room.
Safety Rules
The speed limit is 10 MPH throughout the park.
Firearms, fireworks, paintballs, air guns, BB guns, slingshots, and weapons of any kind are prohibited.
Please watch for pedestrians and maintain safe driving practices at all times.
Clotheslines, ropes, and wires are not permitted.
Cancellation Policy
Overnight and Weekly Visitors:
Cancellations made 2+ weeks prior: Full refund minus $25 fee.
Cancellations made 1 week prior: 50% of the reservation is forfeited.
Cancellations made less than 1 week prior: Full reservation is forfeited.
Monthly/Extended Stay Guests: Cancellation fees apply as follows:
Less than 1 week: 100% of the deposit forfeited.
8–14 days notice — 25% of the deposit is refunded.
15+ days: 50% of the deposit refunded.
A $100 security deposit is required for extended-stay reservations and will hold the reservation for 30 days.
Security deposits are applied against default, site damage, and the final utility bill and are returned within 30 days of departure if the lot is clean and all accounts are current.
A 15-day move-out notice is required for all extended-stay rentals. There are no refunds for early departures.
Changing reservation dates is considered a cancellation of the existing reservation and is subject to a $25 rebooking fee.
Enforcement Policy
Management reserves the right to enforce all rules.
Management may enforce any current rule, new rule, or regulation through a courtesy notice, either written (text/email) or verbal.
If management elects not to issue a courtesy notice, a Non-Compliance Notice may be delivered stating the required compliance timeframe and termination date if the violation is not corrected.
Failure to maintain a clean, safe, and trash-free site may result in violations and fines.
1st violation: $15 fine.
2nd violation: $25 fine.
3rd violation: $50 fine.
4th violation: Guest may be asked to leave Clear Creek RV Park.
Check-in / Check-out Procedures
Check-in: 1:00 PM.
Check-out: 11:00 AM.
Early check-in is available subject to availability. Please call ahead to confirm availability.
Late check-out is available subject to availability.
During normal office hours, management will check guests in and take them to their assigned site.
If arriving after 5:30 PM, guests with reservations must call ahead.
Visitors
Family and friends are welcome to visit. Guests should inform the park if they are expecting visitors, and visitors must register at the office.
For privacy, the park will not provide a guest's site information to visitors unless the guest has informed the park that they are expected.
Maximum occupancy is 4 people per site, including guests staying at the site and visitors.
Deliveries should be picked up at the office. Delivery drivers should not come to the guest's site.
